FREQUENTLY ASKED QUESTIONS
The blunt questions.
Serious buyers ask hard questions before wiring money. Here are ours, answered in one place. If yours isn’t here, email our directors directly at legal@p2ppropertieslimited.com.
What happens if my floor never fills up?
If your floor is not fully subscribed within our stated marketing window, you have two options: (1) transfer your reservation to a fully-booked floor in the same or another P2P building, or (2) request a full refund of your deposit less the 40% cancellation fee described in our Payment Policy. Your funds remain in P2P Properties Limited’s corporate bank account throughout — they are not spent on materials until every room on your floor is paid up.
Is my money held in independent escrow?
Is my money held in independent escrow?
No. This is an important disclosure. Deposits are wired directly to P2P Properties Limited’s corporate bank account at Standard Chartered Bank — not to a third-party escrow agent or law firm. If you require independent escrow, we are willing to arrange a mutually-agreed advocate escrow at the client’s cost — contact our legal department in writing before wiring funds. See the Risk Disclosure for full details.
What if construction is delayed?
Once your floor is fully paid, our construction partner commits to a fixed build schedule stated in your signed lease. Reasonable delays (permits, weather, materials) extend the schedule without penalty. Delays beyond 90 days past the contractual completion date entitle you to pro-rata rent credit or, at your election, a refund of the unbuilt portion, per the lease.
What if P2P Properties Limited fails or folds?
Your reservation is documented as a lease agreement, not a share purchase. In the event of company insolvency, unspent client funds held in the corporate account are treated according to Ugandan insolvency law and the lease terms. This is why we strongly encourage the optional independent-escrow arrangement for larger commitments.
Where can I verify the company registration?
P2P Properties Limited is registered with the Uganda Registration Services Bureau (URSB). Our registration number is 80034085844577 and can be verified on the URSB public registry.
Can I visit the site before I pay anything?
Yes. Every P2P plot has a Day-One help desk. Site visits are free and encouraged before you commit — we prefer clients who inspect the land, meet our team, and review the blueprints in person or via a scheduled video walkthrough.
How is the 4-Year Free-Rent Bonus funded?
The bonus is funded from operational surplus generated by long-term tenant placement across the building and from land-value appreciation. It is contractually stated in your lease as a rent-free extension, not as a cash payment. If you cannot occupy or sub-let during those years, the benefit is forfeited — this is a use-it-or-lose-it right, not guaranteed income.
